When is rent due?

Rent is due the 1st day of every month. You are granted a 10 day grace period. 

How do I pay rent?

Check or money order addressed to Prudence Homes can be mailed or hand delivered to 1527 Main St. E Oak Hill WV 25901. Please include your name and property address. Money may be sent via PayPal to prudencehomes@gmail.com. If you opt to not use the Family and Friends option you are responsible for all PayPal fees. 

What if I can't pay rent by the 10th?

On the 11th day of the month if rent is not paid you will be given a $50 late fee. An eviction letter will also be served for 15 days. You then have 15 days to either move out or pay your rent with the late fee. If rent is paid WITH late fee, you will not be required to move out. If you receive 3 evictions in the course of a year you will be expected to move out regardless. 

What if I don't move out in 15 days after my eviction is served?

If you're not moved out by your eviction date, Prudence Homes will file a wrongful occupation with the Magistrate Court. The court will then give you a date to move out and Prudence Homes will be forced to file wage garnishment to receive back due rent and dues for any damage happened. 

Am I responsible for all utilities?

Apartment buildings you are responsible for Power while we cover water, sewer, & garbage.  All other properties are responsible for all utilities. 

Who handles grass, trash and snow removal?

In apartment complexes a dumpster is provided for trash. For apartment buildings and duplexes grass cutting is provided. All other properties are individually responsible. 

Do you allow pets?

Pets are considered on a case by case basis and are subject to a pet deposit. 

Do you require a security deposit?

Yes. A security deposit is required prior to move in and is the same amount as a months rent. 

Do I have to sign a lease? 

Yes. A lease in put in place for your protection and the lessor. A general lease is for one year and automatically renews each year unless 30 days written notice is provided. A shorter lease period may be granted is needed. 

What is required before I move in? 

First months rent which will be prorated if your move in date doesn't fall on the first. Security deposit. Pet deposit if required. All utilities transferred into your name. 

What would constitute me getting an eviction?

Unpaid rent, damage to the home, lease breakage, etc. 

How do I put in a maintenance request?

Head over to the Contact Us page and send us an email detailing the issue, a contact number, and dates and times someone will be home. If it is an emergency please call 304-719-5054. Please only use this number in the case of a REAL emergency.
